We mined 504 real questions about housing and furnishing from the official ESO forums and grouped them into the themes that actually come up. Where we have hard data — recipe books, blueprints, the Homemaker CP star — we cite it; where the game hasn't published a number, we tell you that instead of inventing one. Use the section that matches your question and skip the rest.

Buying, owning, and switching housescommunity

"How do i buy a house?" You can preview any house from Crown Store listings or by visiting one, and most homes are purchasable with either gold or Crowns from the in-game store; a handful are Crown-only or tied to achievements. Preview first — house size, location, and layout vary enormously.

"How many houses can you own?" There is an account-wide cap on owned homes, but ZeniMax has raised it several times over the years and hasn't published a single fixed figure that stays current, so treat any specific number you see as version-dependent. Free inn rooms are the entry-level tier; the larger notable homes sit at the top.

"Can you change your primary house?" Yes — you set a primary residence in the Housing menu, and it can be changed at any time. This is also the home your Home teleport defaults to.

"Which house should i purchase?" and "What is the largest house closest to a wayshrine?" These are preference questions — preview candidates in person and weigh size against location. If travel convenience matters to you, check where the nearest wayshrine sits relative to the house entrance before you commit.

"Which houses will become available to buy in january?" and "Any way to buy missed limited-time homes?" Limited-time and event homes rotate; ZeniMax reintroduces some through the Crown Store or seasonal events but rarely commits to a public schedule in advance. Missed homes are not guaranteed to return, so treat 'is there a way to know when houses return to the store' as: watch patch notes and event announcements, no reliable calendar exists.

Crafting furnishings: plans, mats, and the grind

"Are trees and plants craftable?" Many are. Crafted furnishings come from blueprints, patterns, designs, diagrams, formulas, praxes, and sketches learned like any recipe. For example, our data includes several craftable birdhouse blueprints — Blueprint: Birdhouse, Hanging requires Woodworking 6 with Heartwood, Alchemical Resin, Molybdenum, and Turpen; the simpler Birdhouse, Post needs only Woodworking 3.

"Can normal crafting materials be used for furnishing?" and "Question about furniture crafting materials." Furnishing recipes use a mix of standard crafting mats (like the Molybdenum and Heartwood in the birdhouse blueprints above) plus dedicated furnishing mats such as Alchemical Resin and Heartwood. Read the recipe's ingredient list before farming.

"Advice for a new furniture crafter" / "How to get started with housing." Learn recipes as you find them, level the six crafting professions since furnishing plans are split across all of them, and grab the Homemaker Champion Point star: it gives a 10% chance to find a second furnishing plan whenever you find one in the world. That's the only furnishing-plan drop-rate booster confirmed in our data.

"Do rare furnishings affect furnishing plan cooldowns?" and "Does learning furniture recipes affect crafting writ drop chance?" We don't have data confirming either mechanic, so we won't assert a number. Homemaker (above) is the documented plan-finding modifier; anything about cooldowns tied to rarity is unverified here.

"Is it feasible to find all furnishing plans by yourself?" Realistically no — the plan pool is enormous and spread across zone drops, vendors, pickpocketing, and Master Writ recipe books. Most furnishers trade for gaps rather than farm everything solo.

"Why cant we deconstruct craftable furnishings?" Furnishings aren't part of the deconstruction economy the way gear is; there's no material-return system for them in our data, so plan crafts around actual use, not salvage.

Where specific plans and furnishings drop

"Can furnishing plans drop from chests and troves?" and "Do you get furnishing recipes from pickpocketing?" Both are established sources — world containers, thief targets, and enemy drops all yield plans. That's exactly why the Homemaker star matters when you're farming.

"Where to get formula/alinor painting unfinished furnishing recipe," "where to farm blue and epic dwarven furniture patterns in markarth," "where to find druidic furnishing plans," "where to farm clockwork city furnishing recipes" — these are zone-specific drop questions. As a rule, a style's plans drop in that style's home zone content (delves, world bosses, chests). We don't have per-plan drop tables in our data, so verify against a live drop database rather than trusting a fixed rate.

"Where to get the Master Writ furnishing recipe books?" These are confirmed items you buy with Writ Vouchers from Rolis Hlaalu. Our data lists the full set as gold-quality Master Writ books — Conservatory, Courtyard, Dining, Gallery, Library, Lighting, Miscellaneous, Parlor, Services, Structures, Suite, Undercroft, and Workshop — each teaching every recipe in that furnishing category at once.

"Does Rolis' epic envelope include all furnishing plans?" Rolis Hlaalu and Faustina Curio sell furnishings, Furnisher Documents, recipes, and motifs for Writ Vouchers, but our data does not confirm any single envelope contains 'all' plans — so don't assume completeness.

"Where to get the House Hlaalu Pumpkin Risotto recipe" is a good example of a documented food furnishing/recipe: Recipe: House Hlaalu Pumpkin Risotto needs Pumpkin and Saltrice, Recipe Improvement 6, and grants +5670 Max Magicka for 35 minutes.

For the many "is this furnishing still dropping / still in game" questions (the Khajiit Skooma Bubbler, Daedric Fence Section, Ancient Rectangular Platform praxis, and similar): drop status changes across updates and we can't confirm current live status from our data. Check a live furnishing database before farming a specific removed-or-not item.

Storage, limits, and what counts against themcommunity

"How do i store stuff in my house?" and "Question about storage in houses." Placeable storage chests and coffers hold items and can be positioned like furnishings; they're separate from your bank. "How can i move my storage chest between houses?" — storage containers themselves can be picked up and re-placed in another owned home, and the stored contents travel with the container.

"How to increase house furnishing limit" and "Why cant i decorate a friends house?" Furnishing caps scale with your ESO Plus status and the number of Crown/gold furnishing-limit relationships tied to the home; you can only decorate homes you own or where the owner has granted you decorator permission. "How do i check item limits in my house" / "How to check vacant housing capacity" — the Housing editor shows current placed counts against your caps.

"Why do some housing items go in inventory and others do not?" Furnishings you own but haven't placed sit in a dedicated furnishings storage tab (retrieved via the editor), not your regular inventory. "How to take decorations out of inventory" — use the Housing editor's 'place' flow rather than dragging from your backpack.

"How many houseguests can you have per house?" and related houseguest questions have a per-home cap that has shifted across updates; we won't state a fixed number our data doesn't confirm. Houseguests do idle, path, and in some cases have ambient dialogue — that behavior is real, but exact counts should be verified in the current build.

"How many readable books can be placed in a house?" There is a limit on interactive/readable book furnishings distinct from the overall furnishing cap; again, the specific figure has changed over time, so check the editor's counters in your live client.

Guild halls and shared homescommunity

"How do i buy a house for the guild?" and "How do guilds have fully furnished guild halls with crafting tables?" There's no separate 'guild-owned' deed — one member owns the home and grants guild visitor/decorator permissions. Crafting stations placed inside make it a functional guild hall.

"Can Grand Master crafting stations be relocated to another house?" and "Why arent master crafting tables unlocked for all houses?" Attunable/Grand Master stations are placed like furnishings and can be moved between homes you own, but each station occupies a special-collectible slot rather than the general furnishing count, which is why they aren't automatically present everywhere.

"What size houses work for guild halls?" / "What is the best house for a guild?" Larger notable homes give room for all crafting stations plus banker/merchant assistants and gathering space — preview big manors for the flattest, most open interiors.

"Can guild members visit non primary residence?" and "How do i link a guild house in the message of the day?" Members can visit any of your homes if you set the visitor permission accordingly; the MotD supports a house link so members can jump straight in. "Question about the limited visitor permission" and "Does limited visitor include doors and lights placed by player" — limited visitor restricts interaction, and player-placed interactive furnishings like doors and lights are affected by that permission level.

Addons and building tools

"Is there an addon to track known furnishing plans?" and "Is there an addon to show furniture by type category / by color?" Yes — dedicated housing and furnishing addons exist for tracking learned plans and filtering by category. Our companion addons guide covers picking current ones; the key caveat is that many addons fall out of date, so confirm the version.

"How do i use the Essential Housing Tools addon?" / "How to use Essential Housing Tools as a beginner." It layers precision placement, path/animation syncing, greenscreen and FX capture, and guest-book tracking on top of the base editor. The beginner path is: install it, open its in-house menu, and start with precision editing before touching paths or FX.

The many EHT-specific asks — "how to synchronize your paths," "how to make shapes with items," "how to greenscreen," "how to screenshot fx," "how to remove the click and hold," "is there a way to clear houses visited," "how to make a sliding sled without EHT" — are all handled inside the addon's own menus; there's no base-game equivalent for most of them, which is exactly why players install it.

"Where do i find the housing editor?" and "Does ESO housing have a free flying camera mode?" The editor opens from the Housing collection menu inside a home you can decorate; it includes a detached editing camera. "Is there a trick to using precision editing" — precision mode lets you nudge on fixed axes and increments, which is the base-game answer to most 'how do i align this' questions.

"Is there an easy to use addon for housing?" For most builders the answer is a plan-tracker plus Essential Housing Tools; that combination covers the bulk of the workflow questions above.

Building techniques and decorating trickscommunity

"Which furniture pieces are good for making walls and rooms?" and "How to minimise slots used when adding large structures?" Structure-category planks, platforms, and large wall pieces (like the Structures recipe book set) are the standard room-building blocks; use the biggest single piece that covers the span to save on your furnishing count.

"Is there any way to simulate grass in housing?" / "How do i make soil without the carpet method?" / "How to fake dirt without addons?" Players layer plant clusters, ground-cover furnishings, and tinted flat pieces; without an addon you're limited to stacking and sinking base-game ground furnishings, which is why the carpet-as-soil trick became common.

"How to make a hexagon roof," "how to make a decent looking roof," "how to make japanese buildings," "how to make a cottage core house," "how to build natural looking hot springs," "how to make a chessboard," "how to create a decorative wheel in elsweyr theme" — these are composition questions, not item lookups. The shared technique is repetition of small pieces plus precision editing to clip and rotate; there's rarely a single dedicated furnishing for these builds.

"How to make a group of multiple objects?" and "What is triggering place-all furnishings?" Grouping/linking is an Essential Housing Tools feature; the base-game 'place all' will drop your entire retrieved-storage stack, which is what people accidentally trigger.

"Whats the height limit in homes?", "is there a new 50 meter limit on placing items?", "why is there roof protection on player housing?" There are placement-distance and boundary limits, and roof protection exists to stop building past the house shell, but the exact meter values have been adjusted across updates — verify the current number in your client rather than trusting a forum figure.

"How to display my weapons and armor" / "Where are the armor and weapon furnishings" / "Where to get pedestal stands for trophy busts" — weapon and armor display furnishings and mannequin/pedestal stands exist as their own furnishing category; pair them with display cases (a separate droppable plan line) for collections.

Social, visiting, and the honest unknownscommunity

"Can other players steal from or change my house?" No — visitors can't take your items or edit your placement unless you grant decorator permission. Storage contents are safe from guests.

"Can you visit someones home when they are offline?" Yes, via the Housing menu's visit options, subject to their permissions. "How does instancing work in houses?" Each home is its own instance; you and invited visitors share one instance per home. "Why is there a portal charge when porting from your house?" Teleporting out of a home uses the normal wayshrine-travel gold cost that applies to porting between locations.

"Where can i see the nickname of the house im in?" and "Whats the point of renaming your house if it only shows in collections?" House nicknames currently surface mainly in your Collections/Housing menu — that limited visibility is a known player frustration, not a bug.

"How are houses selected for the recommended section / how does the recommended houses list work / can you see how many recommendations a house received?" ZeniMax has not published the ranking formula or exposed a visible recommendation counter, so we can't state how the list is built — that's a genuine unknown, not something we'll guess at.

"Will i get a chance to get the weather control collectible?", "will the dead tree oak furnishings be released on live?", "will ayleid arches or fences become furnishings?", "are custom ayleid buildings possible now?", "is there going to be a free house with Necrom?" These are roadmap/future questions. We don't have confirmation in our data for any of them, so the honest answer is: unannounced or unconfirmed. Watch official patch notes rather than trusting speculation.

"When will the furnishing plan grind be changed?" No change to the plan-acquisition grind is confirmed in our data. The only documented mitigation remains the Homemaker Champion Point star (10% chance at a bonus plan).

Housing spans crafting, economy, permissions, and pure creativity — no single answer fits all 504 questions, but most fall into the eight buckets above. Where we cited a number, it came from our data files; where we said 'verify in your client' or 'unconfirmed,' that's because the game hasn't published a stable figure and we won't invent one. For anything roadmap-related, the official patch notes are the only reliable source.
